Depositing a Cashier's Check with Two Payees

If a cashier's check is made out to me or another entity, are two signatures required, or can I deposit it into my checking account with only my signature?

When a check is payable to "John or Mary Smith," either may negotiate the check. If it is payable to "John and Mary Smith," it requires both to negotiate the check. If it is silent to this, such as payable to John Smith, Mary Smith" it is assumed to be "or" and either may negotiate the check.
