Checking Credit Report before Mortgage

I talked to my bank about a mortgage. I was told that I would be sent some information, so that I could shop prior to making my application or paying an application fee. Will a credit report be pulled, and will this lower my credit report score or hurt my credit report if I decide not to proceed with my bank? They said I have the option to shop. Does a credit report have to be pulled prior to me receiving this information?

Lenders will often pull a credit report when you make an inquiry into a loan. They have a reason to do this. Often this is an "in-file" report and is not as detailed as the final credit report that would be done for the actual loan request.

One inquiry to your credit report shouldn't lower your score. If you were to go to a dozen lenders who all did this, it could be considered excessive and may impact your score.
