Dad died years ago - Can I get a loan?

My father passed away five years ago and we have not gone through the probate process yet. Basically, the mortgage company thinks he is still alive and has been paying regularly. All payments were made on time until this last year when I lost my job. I fell a little behind, but will be caught up in the next two months. I have no credit. I would like to go through probate now, but I'm worried that I wont be able to get a loan. How likely is it that the mortgage company will let me take over this loan or get a loan from them for the house? I dont want to lose the house, but they should be able to see my track record over the last five years, right?

You are entitled to present the mortgage company whatever evidence you can muster to document your creditworthiness. The fact that you have carried your late father's mortgage payments for five years is a significant fact and you should dig up whatever documentation you can that you made those payments.

How the mortgage company will view your application cannot be noted here, but you do not have to limit your search for financing to that lender. If you aren't satisfied with the mortgage company's response, reach out to other lenders.
