How can I remove a co-signer off of a mortgageloan?
It is possible, but the lender has to have someone else who is liable for the debt. What incentive do they have to give that up? If there is any other person besides you and the cosigner, they may object to one person being relieved of the obligation, as it increases their liability.
If all parties agree, it can be done, but there needs to be some incentive and reason for it to happen. It generally will not improve the lenders position, and they have control to say yes or no. You would have to make a compeling case to them, and that may require a large payment to reduce the loan, but even that isn't always a good reason. The bank will have to make this decision based on the individual loan.
