Wants to be on Deed but Not Mortgage

I live in New York and will be getting married soon. My fiance owns a home that was co-signed by her father for roughly four years. For a wedding gift, he wants to sign the title over to my fiance and I. I do not want to be on the mortgage as she will get a better rate without me (she wants to refinance after the wedding). Can I be on the deed without being on the mortgage?


Yes, you can be an owner of the property but not on the debt. You would be asked to sign on the loan documents that pledge your interest in the home so that the lender has a clear lien, but it is not necessary that you be on the debt just because you are a property owner.
