We received the Good Faith Estimate a few weeks ago when we applied for our home loan, so we have somewhat of an idea how much money we're going to need to bring to closing. When can we find out what the final figures are?


On your home loan, you have a right under the Real Estate Settlement Procedures Act (RESPA) to request a copy of the HUD-1 Settlement Statement one business day prior to closing. This important document details for you exactly what you, as the borrower, will be paying in terms of different fees and charges and the downpayment, as well as what the seller is obligated to pay. Obtaining it a day before closing gives you an opportunity to ask questions and follow-up on any apparent errors.

You should ask the lender or other settlement provider who prepared the HUD-1 whether there are any "open" or unknown items. Sometimes, pulling all the figures together can be a very "last minute" affair.
