Can I get a loan on a quit claim deeded home if someone is still living there?
The real issue is whether you are the true owner of the home. Let's say Hal and Betty owned a piece of property, but the Quit Claim Deed you got was just from one of them -- or perhaps it was from someone else entirely. You wouldn't have good title to the property. Without good title, no lender is going to want to make a mortgage loan to you because they wouldn't have a good and valid lien on the property. It would be like an unsecured lien. On the other hand, if you got a Quit Claim Deed that was from the true owners of the property and you have valid title, the fact that you took ownership by quit claim deed, rather than warranty deed, shouldn't be a problem.
