Although club accounts are on the wane, they are still offered by many banks and credit unions. You could pair up a club account with a certificate of deposit (CD) to build your savings.
Suppose that you open a club account that will pay out in early December. If you haven't yet met your savings goal with the club payments, you might spend that money unless you roll it into another account that's less accessible to you, such as a CD, so that your funds continue to earn you some interest while you build another series of club payments. Repeat that a couple of times and you'll have built up a fund you can use for something more substantial than a 10% down payment for whatever you were saving.
